How long do you think the trend of office parks being converted to industrial warehousing? Somerset County continues to see more office parks being converted to industrial warehousing.

ye, Somerset has seen much of this. Land is scarce and the office market has really fallen off. I think this trend continues for at least 2 years. You will also see older industrial buildings converted to more modern facilities. Newark, Elizabeth, Linden and former industrial towns will see more and more of this.

Stephan, power demands are definitely increasing in a warehouse. Much of it is tenant specific. A cooler/freezer will demand a significant amount of power. A standard warehouse about 1,200 - 2,000 amps. BUT, workers are demanding air conditioning and EV charging will add to the power need.
